Guardian Mortgages

Guardian Mortgages offer a specialist Buy to Let mortgage allowing qualifying applicants to take advantage of the governments Right to Buy discount and acquire their property, as an investment.

 

For those people who are moving away, abroad and about to hand their keys back to the Housing Association or Council landlord, they could be about to throw away a very valuable opportunity.

What we offer:

A specialist Buy to Let mortgage to Housing Association and Council Tenants.

Ability to borrow up to 100% of the property's cost.

We may be able to offer additional funds to cover fees, charges and associated costs.

Our lending criteria allows for applicants who:

have a poor credit history

have county court judgments

have been told they are too old

~

have no funds for a deposit

~

have employment gaps

~

are unemployed

~

cannot get a mortgage from other lenders

   

Buy to Let mortgages are only applicable to qualifying borrowers who will not be occupying the property.

The property will be fully managed by an accredited management company in your absence.

 

What we donít offer

Guardian Mortgages do not offer residential mortgages to owner occupiers.

 

Your Right To Buy

The Right to Buy scheme gives housing association and council tenants a discount on the market value of their home. In essence the longer you have been a tenant the more discount you get. subject to a minimum period of 3 years.

The maximum discount you can get is £77,900, unless your home is in London where the maximum discount is £103,900. (The maximum discounts will increase on 6 April each year if the Consumer Price Index increases. If the Index does not increase, the discounts will remain the same)
